I rented an apartment at that mansion for five months (Dec 2020 to Apr 2021) as I worked at a school in Uttaradit. At first, everything was great. And the property's owner, Mr Nirat, was very polite to me. However, at the beginning of April, I knew that my father passed away. I got very depressed and, therefore, started drinking alcohol. One day the property's owner entered my apartment without my permission and found me lying drunk on the floor. My room was messy. He shouted at me "Go outside!". He even didn't allow me to pack up my stuff and tidy up the room. So, I was forced to leave my apartment, leaving all my belongings in the room. I went to another hotel and stayed there for a while. Later on, after about a week, I got back to the mansion to take my belongings and pay the bill for last month. The mansion's owner, Mr Nirat, has overcharged me. I paid off the bill and the mansion's maid gave me my belongings packed in the suitcase and rucksacks. Later on, I found that my photo camera (worth about 8,000 Baht), lots of my clothes and some other stuff (worth about 5,000 baht) were missing. I complained to the mansion's owner and asked him to compensate for my belongings that he or his maid had appropriated. But he ignored my complaint. My conclusion: the mansion's owner is a greedy, mean person and, highly likely, a thief. Disadvantages of my room: 1) slow and unstable Wi-Fi, 2) poor sound insulation between rooms.

I've been living here for about a month now and have settled in nicely. The owner is quite nice and despite not speaking a lot of English (he knows the basics), we always seem to communicate accurately. The building is fairly new, built in 2016 and the rooms are cozy. The beds are quite hard (but this is standard in Thailand) and something that can easily be rectified with a mattress topper if you're staying here long-term like me. It has helped my sleep quality dramatically as I prefer a soft mattress. If you're here only short term, the beds are quite big, I would say close to queen size and your body will adjust in a few days (mine did). The bathrooms are also very cozy and the shower has great pressure but the water goes everywhere. Don't be turned off by this though, as it's also quite common in Thailand. The showers also feature a tap. I never need to use the water-heater, and if you prefer cold showers, it's best to take them in the morning as the water gets warm naturally with the heat of the day. The rooms also feature a small balcony that has an outdoor sink (a huge perk for long-term dwellers like me). The AC is very good, but be warned, electric is 8 baht/unit and can add up VERY quickly if you aren't careful. Rooms on the right side of the building are generally cooler and consume less energy due to less sun exposure. If you do not have a car or motorbike, this place is a little off the beaten path, but is very close to town. To get to the nearest 7/11 or local market is about a 20 minute walk. There are also two local restaurants (both EXCELLENT) within ~.5km of the location. Overall, this place has really grown on me, I was pretty stressed out when I first got here so it took me a while to adjust. I love the owner, he is very sweet and always greets me in the morning (or whenever I see him outside). There is ample parking for motorbikes and about 6-7 designated spots for cars. There is also laundry on site for 20 baht/load. Dryers are not available, though. The nightly price seems more than fair for a relatively new building!

Later on, after about a week, I got back to the mansion to take my belongings and pay the bill for last month. There was immigration police waiting for me at the mansion. The mansion's owner, Mr Nirat, has overcharged me. I fell short of about 1,000 Baht. He took advantage of my financial situation and pushed me to sell him my motorbike half price. I had bought it for 40k Baht just one month before. So, I incurred 20k Baht losses. Having paid off the bill, I was given back my belongings. Later on, I found that lots of my clothes and other stuff were missing. I sent a complaint to the mansion's owner by text message and asked him to compensate for my belongings that had been either appropriated or thrown away by him or his maid. Mr Nirat ignored my complaint. My conclusion: the mansion's owner is a very greedy, cruel and hypocritical person. Besides, the Wi-Fi at this mansion was slow and not stable.
